2025 was another great year for the Pembina Valley area with lots of activity in the real estate market.

 

 

The average sale price in Winkler went down 2% in 2025. This is not an indicator of a decrease in market value, but instead likely due to an influx of affordable options like the Amber Estates Condo development being listed this year. Altona is up by 3.5%, and Morden went up by about 5%, which is partially due to a lack of housing options, as you’ll see in the next chart.

 

 

The number of sales in Morden was down 24%, which is part of the reason for the 5% average price increase. With that many less homes on the market for buyers to pick from, the demand will drive the price up! The number of sales in Winkler are up 12% and Altona was up 8%.

 

 

This chart shows the average amount of time a house takes to sell after being listed. As you can see, the days on the market dropped across all 3 communities! This is a great indicator of a very strong real estate market!
